Schlitterbahn Vacation

The
Schlitterbahn Vacation Village is a $750 million year-round,
trend-setting, retail entertainment destination comprised of
multiple shopping, dining, lodging and entertainment venues
connected by a Transportainment® River System. In the Vacation
Village, manmade rivers carry guests between lodging units and
world-class Water Resort along with a covered Riverwalk
including shops and restaurants.
The Kansas project is the first expansion outside of Texas for
the popular Schlitterbahn group of waterparks. Widely recognized
as the leader of waterpark innovation and as the first family of
American waterparks, Schlitterbahn currently operates three
Texas waterparks -- Schlitterbahn Beach Waterpark, South Padre
Island, Schlitterbahn Galveston Island Waterpark, Galveston
Island and the flagship waterpark Schlitterbahn Waterpark
Resort, New Braunfels.

SITE |
The
Schlitterbahn Vacation Village site is a 370-acre track
near Village West in Kansas City, Kansas. The location
is bound by State Avenue on the south, Parallel Parkway
on the north, Interstate 435 on the west and 94th Street
on the east. |

PROJECT TIMELINE: |
Groundbreaking was observed on Tuesday, September
18, 2007 at 10:00 a.m. at the Schlitterbahn Vacation
Village site.
The first phase of the waterpark is scheduled to
open summer 2009 with more than a dozen
state-of-the-art attractions including the world’s
largest tidal wave river, an uphill Master Blaster™
water coaster, a hot tub with swim-up bar, several
mammoth tubing rivers and chutes, giant water
slides, an interactive area for smaller children and
more.
Construction of lodging components and the shops,
restaurants, and attractions of the Riverwalk
continues through 2011. When complete, there will be
750,000 square feet of retail space and 1,100
lodging units all fully integrated within the
waterpark. Eventually more than four miles of
interconnected waterways will be contribute to the
Schlitterbahn Vacation Village experience. Both Treehauses and Cabins utilize green technology
principles and recycled building materials as part
of our commitment to a green environment. |

COMPONENTS: |
The first phase of the
Schlitterbahn Waterpark
is scheduled to open for summer 2009 operation. When
all phases are complete, the 40-acre waterpark will
be one of the world's largest tubing parks with
miles of interconnected rivers and signature
attractions such as the Storm Blaster® uphill water
coaster and the Torrent “Tidal Wave” River®.
In additional phases, the waterpark will also
feature a 130,000 square foot enclosed
climate-controlled area that will be open
year-round.
A Riverwalk
with lush foliage and winding
walkways will feature destination shopping, dining
and entertainment. The 3,000 foot long shopping
district will also feature a variety of
entertainment attractions, events and shows to keep
guests coming back throughout the year. Eventually
more than four miles of interconnected waterways
will contribute greatly to the Schlitterbahn
Vacation Village experience.
A Lodging package features more than 1,100
accommodations including a full-service hotel,
waterfront cabins and the unique Treehaus Resort
with elevated pods -- all integrated within
waterpark attractions.
The full service hotel will have exciting views of
the shopping district, the Riverwalk entertainment
area and the Water Resort. The hotel will offer a
full range of amenities to meet personal or business
needs.
The Treehaus Resort features elevated Treehaus
accommodations strategically located within the
Water Resort offering a unique and memorable lodging
experience. Guests may rent a single unit in the
Treehaus Resort or they may reserve an entire "pod"
of three to five units for larger family gatherings.
Upscale waterfront cabins are perfect for families
looking for an immersive "great outdoors" experience
conveniently located near hiking and biking trails
as well as other great outdoor activities. These
quaint facilities include kitchen amenities,
separate bedrooms and outdoor relaxation areas.
All of the lodging locations offer convenient access
to the Schlitterbahn Vacation Village attractions.

The
Schlitterbahn Vacation Village Waterpark features a
state-of-the-art Transportainment river system that
transports guests around the complex on water.
Transportainment rivers are designed to combine the
elements of transportation, sport and entertainment,
while minimizing the time park guests spend standing
in lines. The first Transportainment river system opened at
Schlitterbahn Beach Waterpark on South Padre Island
in 2001. The technology has earned the industry's
highest innovation awards including: International
Association of Amusement Parks & Attractions [IAAPA]
Best New Waterpark Product; IAAPA Impact Award;
World Waterpark Association Industry Leadership &
Innovation award; THEA Outstanding Achievement Award
from the Themed Entertainment Association.

BACKGROUND:

In 1966, along a stretch of a tree-lined, spring-fed
river on the edge of the Texas Hill Country, Bob and
Billye Henry and their three children began creating
what would eventually become the world’s first
waterpark resort and the nation’s most popular
summertime waterpark. Since that time, Schlitterbahn
Waterpark Resort has been voted the World’s #1
waterpark for the past ten years. Schlitterbahn has
expanded with the opening of Schlitterbahn Beach
Waterpark in South Padre Island, Texas, (2001) and
Schlitterbahn Galveston Island in Galveston, Texas
(2006).
The Schlitterbahn Development Group was created by
the Henry family to develop two products: the
Schlitterbahn Vacation Village and Schlitterbahn
Boutique Hotels. These products capitalize on the
spirit of what Schlitterbahn does best, combining
water and fun into a one-of-a-kind memory for
families, creating a regional family destination
resort attraction. Patented technologies add to an

The Schlitterbahn Development Group has assembled a
team that will lead the design effort as well as
oversee construction of the Schlitterbahn Vacation
Village. The Development Group is led by the Henry
family and a team of seasoned amusement
professionals. With over 40 years of experience in
the amusement lodging and amusement retail business,
we are ready to deliver the next evolution in family
entertainment.
The Henry family, with the Schlitterbahn team, will
deliver a new family destination to America’s
Heartland. It will educate, entertain, house, and
provide opportunities for growth to our family,
employees, and customers alike. The flagship park in New Braunfels, which opened in
1979, features more than 40 family attractions and
238 overnight rooms. Schlitterbahn Waterpark Resort
is the most popular summertime waterpark in the
United States and has been rated America's number
one waterpark by the Travel Channel. It has been the
top-attended seasonal waterpark in the United States
since 1995, according to Amusement Business
rankings. In 2008, Schlitterbahn Waterpark Resort earned its
eleventh straight Golden Ticket award for World's
Best Waterpark in the annual Amusement Today poll of
amusement park fans. The park's Master Blaster
uphill water coaster earned this year's Golden
Ticket for Best Waterpark ride.
The 26-acre Schlitterbahn Beach Waterpark on South
Padre Island opened in 2001 and features more than a
dozen family attractions. The park's innovative
design features a dozen attractions, including the
state-of-the-art Transportainment river system.
Schlitterbahn Beach Waterpark has received the
industry's top awards for design innovation.
Schlitterbahn opened its third waterpark in 2006 on
historic Galveston Island, south of Houston, Texas.
The 26-acre park includes Wasserfest™, (ranked the
#1 Indoor Waterpark in the World in Amusement Today
poll), the world's first convertible waterpark with
sections that can be opened or closed for year-round
use. The park also features the next generation of
